There were a number of storm water management challenges associated with the design of the site, including limited space available for storm water management facilities, shallow bedrock and contaminated soils discovered and located throughout the site. The site was located in an old area of the City and connection to the municipal storm sewer system was a challenge. The site was required to meet the both City's and Watershed District's requirements for storm water quantity and quality, in addition to meeting requirements for LEED® certification.

To address the site storm water management challenges, EVS worked with Rehbein Environmental Solutions to design and use their EPIC System. The EPIC System provided storm water runoff rate control as well as met the Watershed District's storm water quality requirements. Some of EPIC System design features include: it is a shallow system (18"-24" below grade) which worked well in the areas of shallow bedrock, the system is hydrostatically connected so there was no need for long storm sewer pipe runs, the system footprint is very small, so areas along the perimeter of the site were used for storm water management, and the system uses capillary rise to irrigate the landscaping above the system, so there was no need for an irrigation system in the areas where it was used.
